About Us

Our agency is an established and respected Strata Management company managing strata schemes throughout the Sydney metropolitan area. We also provide onsite building management to our larger strata schemes via our building management arm, Executive Building Management.

Customer service is our priority. Our aim is to listen to and consider the requirements of owners and shareholders to ensure that we retain business and maintain ongoing professional relationships.

We are licensed to manage all types of strata schemes in NSW, and our diverse and experienced team have backgrounds in law, insurance, banking, property, and accounting, which ensures that your strata building is managed with care and professionalism.

We also provide advisory services to developers of new strata schemes relating to townhouses, residential units, commercial/rental projects, and mixed-use (residential/commercial) buildings, as well as neighbourhood and community titles.

Our Services

Executive Strata

Prepare preliminary budgets for inclusion in marketing and pre-sales stages.

Review common property by-laws and assist with strata legislation compliance.

Organise initial strata insurance

Manage and coordinate preparations for Annual General Meetings and Strata Committee Meetings

Coordinate remediation of building defects during defect liability period.

Perform ongoing monitoring, revision, and recommendation of budgets.

Manage payment of common property council, water, and electricity rates.

Issue levy notices and manage levy payments.

Manage strata trust accounts, including preparation for independent annual audits.

Executive Building Management

Manage and co-ordinate general repairs and maintenance (e.g. cleaning, gardening, fire safety testing)

Select and oversee trusted, qualified tradespeople to the completion of common property issue rectification.

Paul Tran

Principal Licensee, CPA

Paul has been involved in the property and finance industry for over 25 years, commencing his career in banking and insurance. Prior to managing Executive Group, Paul held executive positions in the Commercial Property Finance Division and Risk Management Division for a major Australian bank. Paul has a Bachelor of Commerce Degree and is a member of CPA Australia.

Madeline Nicotra

Business Manager, Strata Management

Madeline is a fully licenced strata manager and has a Bachelor of Property Economics from UTS and has been with the Executive Strata team for 4 years. She has over 11 years’ experience in providing expert professional and administrative services and 7 years’ experience working in the property industry, including in the United States of America

Diego Arriola

Operations Manager, Building Management

Diego leads the Building Management / Operations team using his 10+ years’ experience and expertise in the building management and facilities management industry. Throughout his career, Diego has provided consistent operational efficiency and customer service satisfaction to residential and commercial buildings, including Westpac Banking Corp.

Paul, Diego and the team at both the strata business and building management business have gone above and beyond to make our complex at Evergrand feel like a community.
